Selling your home during a pandemic might seem stressful and overwhelming. But with demand at an all time high, inventory and mortgage rates are both historically low, creating a great time for sellers to sell their homes for top dollar and in some cases quickly. If you have considered listing your home in the future or you have realized your current home doesn’t fit your needs anymore now is a great time to sell your existing home and use your equity to purchase your dream home.
We, The Troy Flack Group, are here to help you navigate the process of selling your home during the Covid era and doing it safely. We have safety precautions and procedures put in place to help minimize any exposure to you or your family while your home is on the market.
Our first line of defense is utilizing our ability to create a 360 degree virtual home tour by Matterport to allow buyers to virtually walk through the home and get a feel for the home without ever stepping foot into it. This will eliminate some buyers' need to come inside the home to know if a floor plan will work for them. This will cut down on unnecessary showings for unqualified buyers. We request that all buyers do a drive by of the property, look at the 360 degree virtual tour and have a preapproval letter from a lender before scheduling a showing on an occupied home.
Our second line of defense if the home is occupied by homeowners and/or tenants is we will provide a suggested pre-showing checklist that sellers can complete before leaving the house for a showing. The list will minimize the buyers need to touch items and that will minimize the risk to the sellers once they return to the home. This includes but is not limited to opening all interior doors and turning on all lights. This will make it easier for buyers to move around the home in a more touch free manner.
We also provide wipes and/or disinfectant spray, hand sanitizer and disposable masks for sellers to leave out at their home for buyers to use during the showings. We also post signs with our showing requirements such as wearing a mask, taking off your shoes and not touching anything in the homes during the showing. The buyer's agent and buyers are also required to fill out a form prior to the showing where they will let us know if they have been traveling or have been exposed to a COVID positive person recently.
We know that selling a home is a necessity sometimes and other times you are ready to move into your dream home. We are here to make it as safe and as stress free as possible for you and your family during this uncertain time. We are here to discuss any concerns you may have surrounding selling your home in our current climate.
